Home Inspectors Supply Second Set Of Eyes

(Thursday, March 24, 2005) - When making the largest purchase in your lifetime you want to make sure you're getting good value. Home inspection is a burgeoning industry helping to guard against a homes structural and mechanical problems. Problems that aren't easily detected by simply walking through a home. Professional home inspection companies, like Canadian Residential Inspection Services Ltd., make sure you know what you're buying before you buy it. They offer tips on maintaining the home and on hiring contractors and sub-contractors. They also provide their clients with a list of phone numbers to get them started after the purchasing process. "Professional home inspections are for anyone who doesn't have a strong construction background, who don't feel comfortable assessing the plumbing, electrical and structural features of a home," says a spokesperson for the company. He says the company offers good value for the money. The inspectors are regularly updated on the safety and building codes so they can provide their clients with the best possible service. Bjarne and Su Carlsen hired Canadian Residential Inspection to view a home they were considering purchasing. Because the home wasn't listed through a real estate agent, Bjarne felt more secure in asking for a second opinion. "Not only did they find minor problems like water damage in the basement, they were able to point out potentially large problems," says Su Carlsen, "[the inspector] was even in the attic." The couple agreed the company was thorough in its inspection. "He started in one corner of the house and inspected every inch. They did wonderful work," adds Su. The spokesperson for the company attributes much of Canadian Residential Inspection's success to the changing attitude of the buying public. "They want to know what they're buying. They want to be well-informed before the purchase," he says. The cost of inspections will depend on the size, value and location of the property. On average, the inspections are two to three hours in duration. At the end of every inspection the client is given a completed checklist-style report. It includes comments and a rating for every area of the property including: site conditions, roofs and chimneys, basements and foundations, electrical and exterior doors. "Most buyers spend less than 15 minutes in the house before buying it. We spend two to three hours. It makes a difference," says the spokesperson at Canadian Residential Inspection. Cynthia Kennah, top producing agent for Century 21's Dartmouth office, says home inspections should be mandatory. "They protect the purchaser and guard against future lawsuits," says Kennah.
